Prime Commercial Corner & Development Site | Non-Operational Gas Station with Active, Certified USTs

Executive Summary

KW Commercial is pleased to present 400 S Main Street, a high-visibility, strategically located commercial asset sitting on a 0.70-acre site along South Main Street (US 521 Business)—one of Lancaster’s primary economic corridors.

Though the gas station is currently non-operational, the property presents a turnkey environmental start for its next owner or developer. Unlike many vacant gas stations with expired, neglected, or costly-to-remove tanks, this property features fully registered, inspected, and active Underground Storage Tanks (USTs) with a valid registration certificate through 07/31/2027 from the South Carolina Department of Environmental Services.

With 35,000+ gallons of total capacity already certified and in the ground, this site offers massive cost-savings and a streamlined path to compliance for an owner-operator looking to revive the station, or a developer looking to repurpose the land.

The UST Advantage (Fully Compliant & Registered)

Environmental hurdles are typically the largest barrier to entry for fuel stations. This property completely bypasses that headache with fully documented, active USTs:

• Active Registration: Certified under UST Registration Certificate Permit ID: UST05547.

• South Carolina DES Approved: Managed and registered with the SC Department of Environmental Services.

• Total Capacity: 35,000 Gallons split across three high-capacity tanks:

Tank 1: 10,000 Gallons (Gasoline RUL)

Tank 2: 10,000 Gallons (Gasoline Super/Prem)

Tank 3: 15,000 Gallons (Gasoline RUL)
